We also offer a full concierge service, including but not limited to yacht charters, restaurant reservations, private chefs, airport transfers, private drivers, golf tee times, tennis court bookings, and spa appointments. A 10% coordination fee applies to all concierge services to cover the time and resources required to manage and organise these time-consuming arrangements professionally.

Please note that standard rental terms generally include:

  • 1 month’s rent as a refundable security deposit
  • 1-2 months’ rent as a rental guarantee (depending on tenant profile)
  • 1 month’s rent in advance

 

These terms are a general guideline and should be reviewed to ensure they meet your needs. Occasionally, landlords may request additional rent upfront, especially if the tenant does not work in Spain or cannot provide sufficient local solvency documentation. In some cases, you could offer up to 12 months upfront. We will always negotiate the best terms for you and represent your position favourably.

RENTAL INCREASES

Rental increases are currently 2.2%, especially in areas officially designated as “stressed housing markets,” where rent prices have risen sharply. This regulation aims to stabilise rental pricing and provide more predictability for tenants.

SHORT-TERM RENTAL HOUSE RULES:


No smoking indoors (€250 penalty)

No parties allowed

No pets unless stated

Check-in: 4–9 PM (later on request)

Check-out: By 11 AM

Late check-out 11 AM–1 PM: €150

After 1 PM: Full day rate charged

 

DAMAGES & FEES:


Late check-out (unapproved): €150

Lost keys/lock damage: €250

Minor damage/no replacement: €125

Damaged keys: €50

 

BOOKING & CANCELLATION:


50% deposit required to secure booking.

Full balance due 14 days before arrival.

Cancellation within 14 days of arrival means full amount lost and is non-transferable.

Deposit is always forfeited if cancelled. If balance unpaid 14 days prior, booking is cancelled and deposit lost.

YACHT CHARTER TERMS

 

  • 50% deposit to confirm the booking
  • Remaining balance payable 14 days before departure
  • If the client cancels, no refund will be given

 

Refunds only apply in the following cases:

  • Weather Conditions: (e.g., heavy rain, storms, fog) – Full refund
  • Technical Issues: (e.g., engine failure) – Full refund or equivalent yacht replacement (if available)

New regulations offer more protection, but it’s still essential to avoid making payments before physically viewing a property. Be cautious on platforms like Facebook, and always work with trusted agents like House of Marbella.
